Understanding home equity projection — compare current home value

What this calculation is for
Home equity is estimated property value less debt secured by the property. It differs from cash available today and from net proceeds after selling, because transaction costs and additional liens can reduce what an owner receives.
How the method works
Mortgage balance is projected using the entered rate and monthly principal-and-interest payment. Home value is projected separately using the appreciation assumption, then the remaining debt is subtracted. The displayed model uses: Project mortgage amortization and home value separately; estimated equity = value − loan balance.
A worked example
For an illustrative home equity projection scenario, use Current home value: 450000 $; Remaining mortgage balance: 300000 $; Mortgage rate: 6.25 %; Monthly principal-and-interest payment: 1900 $; Annual home-value change: 2.5 %; Projection horizon: 10 years. The modeled projected home equity is $332,104.18. These are example assumptions, not current prices, official benefit amounts or personalized advice.
Assumptions and real-world differences
An insufficient payment can allow debt to grow. Appreciation is uncertain, and sale expenses, tax, renovations and additional liens are excluded. A projected equity figure is not an appraisal or credit offer. Excludes sale expenses, tax, renovation value, liens and market uncertainty.
Comparing two current home value assumptions
The baseline and alternative calculations change current home value while keeping the remaining model inputs the same. This isolates that particular assumption rather than comparing two completely different plans. Read both detailed outcomes and the B-minus-A difference in the headline’s units. A larger number is not automatically better: a larger cost and a larger savings balance have opposite interpretations.

Frequently asked questions
- Can I spend the equity shown as cash?
- Not automatically. Selling or borrowing against the home involves eligibility, costs and risk.
- Which inputs should I check before using this home equity projection estimate?
- Check current home value, remaining mortgage balance, mortgage rate, monthly principal-and-interest payment, annual home-value change, projection horizon. Match each field’s unit and time period, then compare the detailed rows rather than treating the headline alone as the complete answer.
- Can I also change other assumptions in the alternative?
- This one-factor comparison deliberately holds them fixed. Use the two-scenario version when rates, costs, timing or several household inputs all differ.
