Understanding mortgage payment — sensitivity table
Everyday editorial team · GEOINNOVATION CO., LTD · Published · Updated
What this calculation is for
A mortgage payment is only part of the cost of owning a home. Compare principal and interest with the full monthly housing amount so taxes, insurance and association dues do not disappear from the decision. Keep closing cash and future repairs separate from the recurring payment.
How the method works
The model first subtracts the down payment from the home price and amortizes the resulting loan at a fixed monthly rate. It then adds the entered property tax, home insurance, HOA dues and applicable mortgage-insurance assumption. Detailed tools can show extra principal separately.
A worked example
A $400,000 price and 20% down payment create a $320,000 loan before financed fees. A $2,000 principal-and-interest amount plus $500 of tax and insurance means $2,500 monthly housing cost, not $2,000.
Assumptions and real-world differences
Taxes, insurance and PMI are estimates rather than lender quotes. Eligibility, escrow adjustments, changing assessments and automatic PMI cancellation are not determined. A lender may finance or collect fees differently, and a lower payment does not prove that the household can afford repairs.
Reading the home purchase price sensitivity table
The tool evaluates the same model across a range of home purchase price values while holding other assumptions constant. Choose a realistic low value, high value and number of points. Each row reports the same headline measure; the table is a set of conditional calculations, not a probability distribution or a forecast. Input-step rounding can make nearby rows equal.

Frequently asked questions
- Does the interest rate include closing costs?
- Usually not. APR and note rate have different meanings; use the contract’s interest rate for amortization.
- Does a 20% down payment eliminate every extra cost?
- No. Taxes, insurance, closing costs and upkeep remain even if PMI is not included.
- Does the most favorable row show the most likely outcome?
- No. The table assigns no likelihood to any row. It shows how the result responds to the chosen assumption, and you remain responsible for selecting a plausible range.
