Down-payment planner — sensitivity table

Estimate cash needed at closing and monthly savings required to reach a home goal. Build a multi-point table showing how target home price changes the main result.

Five planning modes, one calculator topic

These modes share an underlying model, not five unrelated formulas. This advanced mode is excluded from search indexing. Visit the main down-payment planner calculator for the topic overview.

Assumptions to check

  • Closing fees and transaction costs vary by market.

How this is calculated

Evaluate the model at evenly spaced input values, rounded to the allowed input step. Down payment plus estimated closing costs; simulate savings and interest.
  1. 1Keep all other model inputs constant.
  2. 2Each row reports the same headline measure, not a separate forecast.

Assumptions and limits

  • Closing costs and transaction requirements vary by location and lender; exclude moving and emergency reserves.
  • Closing fees and transaction costs vary by market.

Understanding down-payment planner — sensitivity table

What this calculation is for

Saving for a home involves both the down payment and other cash due around closing. Separating these amounts prevents a purchase plan from using every available dollar as equity while leaving nothing for fees, moving or emergencies.

How the method works

The target home price is multiplied by the entered down-payment and closing-cost percentages. Current savings and monthly deposits are projected with the stated yield. The tool compares the target with the selected date and also estimates how long the contribution schedule may take.

A worked example

For a $350,000 price, 10% down is $35,000. A separate 3% closing-cost allowance adds $10,500, bringing the initial cash goal to $45,500 before moving and post-closing reserves.

Assumptions and real-world differences

Closing costs depend on the lender, property, jurisdiction and transaction. A percentage is only a planning approximation. Future prices and savings yields can change. A gift, seller credit or assistance program should not be assumed until its eligibility and restrictions are verified.

Reading the target home price sensitivity table

The tool evaluates the same model across a range of target home price values while holding other assumptions constant. Choose a realistic low value, high value and number of points. Each row reports the same headline measure; the table is a set of conditional calculations, not a probability distribution or a forecast. Input-step rounding can make nearby rows equal.

Frequently asked questions

Do I always need 20% down?
No. Requirements depend on the loan; mortgage insurance and other costs may apply at smaller down payments.
Should my emergency fund count toward the goal?
Only if you deliberately choose to use it. Keep a separate reserve to avoid treating the same dollar as available for both needs.
Does the most favorable row show the most likely outcome?
No. The table assigns no likelihood to any row. It shows how the result responds to the chosen assumption, and you remain responsible for selecting a plausible range.
